Thank you for your reservation and we look forward to your stay with us in beautiful Tellico Plains, Tennessee!  

Your remaining balance will be due 14 days prior to your expected arrival and we will need a credit card number on file in lieu of a damage deposit.

If you have rented one of our pet friendly cabins, there is a $50. nonrefundable pet fee.

Check in time is 3:00 pm, check out is by 11:00 am.  

HOW TO FIND US

From the West, North or South on I 75, exit at #60 Sweetwater, Tn.  Travel South on Rt 68 for 24 miles to Tellico Plains.

From Atlanta, travel 2 ½ hours North on I 575 to 515/5 and Rt 5 to Rt 68 North to Tellico Plains.

Either way you will encounter Hardees.  Turn left or right here onto Rt 165, depending on whether you came from the North or South.  You can only turn one way.  It is not a cross street.  At the first two story white house on your right, turn right onto Babcock Street.  If you pass Jenkins Realty, you've gone too far. This short street dead ends into Veteran's Memorial Drive.  Turn left onto Veteran's Memorial Drive and make an immediate right onto Scott Street.  We are on the left at 113 Scott Street.  There is a green portico awning and we have stained glass windows in the door to help with quick identification.  This is a very small town.  If you get lost, call us at 423-253-2253 and we will come get you!

1.        Our office hours are Monday through Sunday 12 noon until 9 PM.  Check in is after 3 PM; checkout is before 11 AM.  We suggest arriving during daylight hours, as mountain driving is easier.  If this is not convenient, please let us know so we can make special arrangements for you.

2.        A reservation confirmation requires a one-night deposit.  Your balance is due two weeks before your arrival date.  If you pay your balance by personal check, it must be in our hands three weeks before arrival date.

3.        Minimum rental during holiday and peak seasons is a three (3)-night stay.  At other times, two-(2) night minimum is required.  We are sorry; at this time we cannot provide one-night rentals. You must be over 21 years of age to rent with us.

4.        We accept major credit cards, personal checks, traveler's checks, cashier's checks, money orders or cash (paid in person) for any remaining balance.  If you pay by personal check, it must be in our hands three weeks before arrival date.

5.        If you must cancel your reservation, there is a 10% fee if more than 30 days prior to your scheduled arrival.  Within 30 days of arrival, the cancellation fee is forfeiture of your entire deposit.  However, you may reschedule your stay to arrive within 6 months of your original arrival date and apply your deposit to that stay.  Cancelled rescheduled stays result in full deposit forfeiture.  

6.        Each cabin comes complete with grill, TV, DVD or VCR, kitchen towels, bath linens, blankets, bed linens and an equipped kitchen, including microwave, coffeemaker and toaster.  Disposable items such as toilet paper, paper towels, trash bags and such are provided for your arrival only.  A complete inventory is taken following each stay.  Damaged or missing items will be charged to your card (normal wear & tear excluded, of course).

7.        Each cabin is priced according to size, maximum sleeping capacity, amenities and location.  Kindly respect the cabin size and number of people it should hold.  Extra children under 12 may stay free, but there is a $15 per person per night fee for each additional adult.  As too many people can be hard on a cabin and can be unsafe, we can evict for negligence or hazard in this area.

8.        Quiet time is from 10 PM until 10 AM.  Excessive noise cannot be tolerated at that time.

9.        Four-wheel drive or chains may be necessary on wintry roads.  Call ahead and come prepared.  We cannot refund monies for circumstances beyond our control such as severe weather or failure of public utilities and outside services, e.g. power, satellite TV.

10.        Rates and policy are subject to change without notice and we reserve the right to change rental assignment, as cabins may be out-of-order or sold.

11.        We have a few pet-friendly cabins; otherwise, pets are not allowed in a non pet-friendly unit due to illness and allergies of other guests.  There is  nonrefundable pet fee of $50.  In a pet-friendly unit, your pet must be crated if left in the cabin alone.  Fleas, excessive hair or damages will result in additional charges.

12.        Before your departure, please load and start the dishwasher (if there is a dishwasher in your unit); otherwise, please wash the dishes.  We charge $20 if we have to do them.

13.        Please come back and stay with us again.  It is our pleasure to serve you.  Kindly let us know if there is anything we may do to make your stay with us special.
